Residential Construction Project Manager
Position Overview:
RKA Construction is seeking a detail-oriented and proactive Residential Project Manager to join our Oxford, MS team. This role is responsible for managing high-end residential construction projects from start to finish—balancing budgeting, scheduling, communications, and quality control to ensure successful project delivery. The ideal candidate is a strong communicator, an expert at multitasking, and a collaborative team leader who thrives in a fast-paced, client-focused environment.
Key Responsibilities
Budget Management

Review and update project budgets weekly

Track and adjust for owner-directed changes, selections, and subcontractor/vendor charges

Maintain accurate, real-time revised budget totals throughout the life of the project

Write and issue purchase orders to subcontractors and suppliers

Translate estimate values into time intervals for in-house labor scheduling
Project Scheduling

Create Gantt Chart schedules at the project outset

Maintain detailed 8-week critical path schedules in collaboration with the Superintendent

Update schedules monthly and distribute to all stakeholders as needed

Support trade partner scheduling and communication with Superintendent
Estimating Support

Assist with quote procurement and material takeoffs as needed
Client & Team Communication

Send weekly progress updates to homeowners, architects, and designers

Coordinate and lead Owner-Architect-Contractor (OAC) meetings at least monthly

Deliver monthly project reports to clients and design teams

Distribute neighborhood notices when required
Material Tracking & Selection Support

Develop and maintain a materials selection schedule for each project

Track owner selections and send proactive reminders for upcoming deadlines

Provide pricing options and support to simplify the owner’s selection process

Maintain internal selections spreadsheets for coordination and accuracy
Permits & Utility Coordination

Ensure timely acquisition of permits and inspection approvals

Manage SWPPP and EPA requirements as applicable

Coordinate utility applications and connections, including with MLGW
Project Oversight & Closeout

Coordinate and execute project punch list with Superintendent

Maintain quality control standards throughout all phases
-
Keep project documentation organized—both in hard copy and electronically

Maintain CoConstruct software and update with project data and photos

Ensure successful project closeout including warranties, manuals, and final reporting
Qualifications

Experience managing residential construction projects preferred
-
Strong understanding of construction budgeting, scheduling, and material procurement

Excellent written and verbal communication skills

Proficient in construction management software (e.g., CoConstruct, PlanRadar, or similar)

Highly organized and detail-oriented
-
Strong interpersonal skills and a client-first mindset
